One company for every stage of your growth here.
We're the Philippine arm of a Japanese group that's spent ten years learning how a business actually grows — from a single desk, to a legally employed team, to a building of its own. This page walks through how that works, in plain terms.
Founded in Fukuoka, July 2018.
Zero-Ten Park Co., Ltd. — our Japanese parent company — was built on one idea: a company's growth and the value of the space it works from are the same problem. Everything since has been an attempt to solve that problem properly, instead of selling desks and payroll as if they were the point.
"Empowering Growth. Unlocking Hidden Potential."
"We are a production collective that co-creates corporate growth and the value of space."
The name borrows from a Japanese classroom expression, zeroten — literally "zero points," the blank page every business starts from. It's meant as a starting line, not an insult: still raw, still figuring it out, not yet peaked. The other end of that same scale is a perfect ten.
Every business our parent group runs exists to move a company somewhere along that line — and to keep it as the same company all the way, rather than handing a client between vendors every time they outgrow the last one.
We don't think of ourselves as selling desks, or selling payroll administration, or selling square footage. We think of ourselves as selling growth — from the day someone takes a single coworking desk, to the day that company runs a legally employed team through us, to the day it's big enough to build its own headquarters with our construction arm.
Four businesses. One growth curve.
Our parent group runs four connected businesses. None of them compete for the same client — each one is built to catch a company at a different point in its growth, so it never has to switch vendors to keep going.
Incubation & Cross-Border Consultation
Idea stageWhere founders and future clients meet us first — often years before they need a desk at all. Run through Fukuoka Growth Next, a public-private startup facility, and our Global Business Support desk for cross-border questions.
Directly-Run Coworking
First footingCoworking through our own directly-managed Zero-Ten Park locations — refined over ten years of actually running spaces ourselves, not just leasing them out.
Coworking Operatorship
Scaling beyond our own wallsWe also run other owners' buildings under the same brand and playbook — the property owner keeps the asset, we bring the brand, staff, systems and members, and revenue is shared. Already running across 61 managed-contract locations in Japan today; a proven model, not a first attempt.
EOR, COR & Build-to-Suit
Putting down rootsLegally employing staff, engaging contractors, or building a custom headquarters from scratch — reach extended through Flyspaces, Southeast Asia's largest workspace-search platform (15,000+ listings), part of the group since September 2025.
Zero-Ten Park Makati opened in Legazpi Village in 2025, built around exactly this bundle: a Permanent Japanese Desk for local-hiring and labor questions, sitting right next to our EOR service. If you're ever unsure whether the "connection back to Japan" is real, this building is one small piece of evidence.
Incubation is where a lot of our relationships start.
Long before a company needs a desk, our team is often already in the room — running the programs that help founders get their footing in the first place. This isn't limited to one hub; it's part of how our parent group works everywhere it operates.
Fukuoka Growth Next
A public-private startup facility we've handled operations for since April 2019, built around a Startup Café open to anyone looking for entrepreneurial advice — no appointment needed.
- FGN Jumpstart Program — an accelerator for local corporate teams building new ventures
- Intrapreneur Startup School — an 8-to-10 session course for pre-founding and seed-stage founders
- Fukuoka Student Entrepreneurship Program — incubation built for student founders
Global Business Support
A consultation desk — known locally as "GBS" — for foreign entrepreneurs navigating visas, banking, and relocation into Japan, and for Fukuoka-grown startups expanding overseas.
- Multilingual staff who walk clients through visa applications in person
- A proprietary task guide, plus monthly check-ins that continue after visa approval
- Over 2,000 consultations handled in FY2025 alone
Business matching, on the ground
Beyond our own programming, we're happy to play matchmaker — bridging startups in our community with the right people in our wider network, formally and informally.
- A partnership with Startup Island PH, which has run 8 cohorts of its startup mentoring program across the Visayas
- IdeaSpace and QBO — two established Philippine startup ecosystem builders — both keep a physical presence inside Zero-Ten Park Makati
None of this is reserved for people who go on to become paying clients — it's simply part of how our parent group shows up in every hub it's in.
A few of the partnerships behind these numbers.
Most of these come from Japan, where our parent group has been at this the longest — it's the same playbook we brought with us to the Philippines, just a few years newer here.

Daiichi Prince Building
Home of the first Zero-Ten Park · since December 2016An aging building where the first-ever Zero-Ten Park opened — the longest-running proof we have that this model holds up over time, not just in year one.
Figures are drawn from our parent company's own reporting and are specific to each partnership above — they're shared to be transparent about what's actually happened, not as a promise of similar results elsewhere.
Eleven services. Two jobs: give you space, or give you people.
Tap any line for the plain-English version — what it is, and who it tends to be right for.
Workspace
Coworking (Flexible Desk) +
An open desk you can use whenever you want, shared with other members. No lease, no fixed seat — pay by the visit or by the month, and stop anytime.
Best for digital nomads & solo foundersDedicated Desk +
A single desk reserved permanently for one person on a shared floor. Nobody else uses it — leave your monitor there overnight, locked and safe.
Best for small teams, 3–8 peoplePrivate Office +
A closed, private room for your team inside the building. You get your own door; shared kitchen, lounge and meeting rooms are still included.
Best for funded startups & growing teamsVirtual Office +
A registered business address and phone number in Metro Manila, without renting any actual desk or office.
Best for entities registering before deciding on spaceDay Office +
A little confusingly named — it's actually billed monthly, per seat, not by the day. A private room for someone who wants a door to close without committing to a full private office.
From ₱800/seat/month · best for flexible, short-term privacyMeeting Rooms +
A private room booked by the hour for a meeting, interview, or training session.
Best for panel interviews & client callsEvent Spaces +
A larger, flexible room for gatherings of roughly 20 to 100+ people — reconfigured differently depending on the event.
Best for community groups & recurring workshopsEmployment & Growth
Employer of Record (EOR) +
We legally employ a client's Philippine staff on their behalf — payroll, taxes, SSS, PhilHealth, Pag-IBIG, benefits — while the staff work only for the client, day to day. No local entity required.
From $230 per staff member / monthContractor of Record (COR) +
We become the official party engaging a client's Philippine-based contractor on paper, instead of the client engaging them directly. The exact protection model varies by engagement — ask us which applies to your case.
Best for project-based or trial hiresCoworking Operatorship +
We run someone else's building or floor as a coworking space on their behalf. The owner keeps the asset; we bring the brand, systems, staff and members, and revenue is shared.
For building owners, landlords & developersBuild-to-Suit Projects +
Instead of leasing a space that already exists, we design and build one from scratch — from a bare or warm shell — to a client's exact layout and brand.
Best for serious, long-term PH basesWhat you're here for probably matches one of these.
Established companies — often from Japan, sometimes the US, Australia or Europe — opening or growing a Philippine presence.
Certainty and low risk, not atmosphere. They need to move fast without breaking their own compliance rules, and proof they can show back to head office.
- EOR (main fit)
- Private & Virtual Office
- Build-to-Suit (if large/long-term)
- Meeting Rooms · COR
Solo remote workers and freelancers, often foreign, moving between cities or countries.
Freedom with reliability — nothing locking them in, but Wi-Fi, security and basic professionalism they can count on every time.
- Coworking (main fit)
- Dedicated Desk (if staying longer)
- Meeting Rooms (occasional calls)
Small teams of one to fifteen people building a company — local or foreign founders who've chosen the Philippines.
Speed and runway. Every peso spent on space is a peso not spent on product — community and network have real practical value to them.
- Coworking → Dedicated Desk → Private Office
- EOR (remote hiring, no entity)
- COR · Meeting Rooms for pitches
People organizing an existing group around a cause, industry, or shared interest — NGO leads, association heads, alumni groups.
Legitimacy and reach for their cause, usually on a tight budget — a space that makes their gathering feel organized and welcoming.
- Event Spaces (main fit)
- Meeting Rooms (smaller gatherings)
People whose actual business is building a community or brand around content, education or events — coaches, course creators, event producers.
Dependable, repeatable infrastructure, so they can focus on their content instead of venue logistics every single time.
- Event Spaces (recurring bookings)
- Private Office (as team grows)
- Coworking / Dedicated Desk for staff
A few honest notes on how we're different.
Most of the names below are excellent at the one thing they focus on. We've simply had the chance, over a longer stretch of time, to build a few of these pieces ourselves rather than partner them out — so this table is less "we're better" and more "here's what's actually under each roof," to the best of our knowledge.

We've done our best to be fair here, and some of this is our own read on public information rather than a confirmed fact from the competitor itself — please double check anything that matters to your decision directly with them.
If you want your own registered presence here, we can help build it.
This is a different job from EOR. EOR means you never need an entity at all. Business registration is for companies that do want their own — and would rather not navigate it alone.
Three steps, working out of any of our hubs
Choose the right setup
This is offered to members on a Virtual Office, Executive Office, or Private Office plan — the one that fits depends on whether you need a physical desk day to day.
Prepare & submit your documents
Our team checks that everything is complete and consistent before it's filed, so applications don't bounce back for avoidable reasons.
Activate & stay compliant
Once approved, your workspace is ready immediately, and renewals are tracked ahead of their deadlines rather than chased after the fact.
Available to Virtual Office, Executive Office, and Private Office members only — it isn't part of our Hot Desk, Dedicated Desk, or Day Office plans.
Facilitated through our network
We don't file Singapore paperwork ourselves the way we do in the Philippines. Instead, we introduce members to trusted partners in our network who handle the incorporation — and because of that relationship, members get a discount on Zero-Ten Singapore's virtual offices once they're set up.
We haven't laid out a full step-by-step for Singapore on this page yet — if that's what you need, it's a better conversation to have directly with our team.
Simple pricing. See it for your team, or just a desk.
Pick a plan below — this gives you a planning estimate, not a quotation.
Not a quotation. Final figures depend on confirmed salary, benefits, and the current government contribution tables. The $150 EOR rate applies once 20 or more staff are onboarded together; the bundle rate is flat regardless of headcount.
Need the room for an hour, or the whole event handled?
Book a room by the hour, or hand us the guest list and let our team run the event end to end.
Meeting Room B isn't offered at our Mandaue location yet — Makati and Cebu IT Park only. Planning estimate only, not a quotation.
Building your own HQ doesn't have to mean juggling five vendors at once.
Build-to-Suit means we design and build a space from a bare or warm shell to your exact layout and brand, instead of you leasing something that already exists. Here's honestly what that tends to look like compared with doing it on your own.
| Going it alone | Build-to-Suit with Zero-Ten | |
|---|---|---|
| Land & space sourcing | Your own broker search, usually a separate fee on top | Sourced through our own real-estate network |
| Design & architecture | A separate architecture firm, managed by you | In-house design, informed by spaces we've built and run ourselves |
| Permits, registration & compliance | A separate process, usually a separate provider | Can run through the same team as our Business Registration service |
| Construction & vendor management | You coordinate contractors, timelines and change orders | One point of contact managing the build start to finish |
| IT, security & furniture fit-out | Separate vendors for IT, security, signage and furniture | Bundled into the same project, one invoice |
| Ongoing facilities management | You hire and manage your own facilities team | Optional — we can keep operating it, or hand over a ready SOP |
| Pricing structure | Varies widely — multiple vendors, multiple markups | Flat ₱17,500 per seat, per month, at any of our locations |
We haven't put a number on the "going it alone" column on purpose — the honest answer is that it varies too much by project, location and vendor to quote fairly. The Zero-Ten rate is flat because it's genuinely one number, not an estimate.
Three homes, one framework.
Your dedicated staff — or your own desk — can be based at any of these, or remote within the Philippines, all under the same agreement.

The Philippines is one part of a wider, quieter network.
Our parent group is still centered in Fukuoka, Japan, with directly-run spaces there and across Singapore, plus longtime operating partners as far as Honolulu. Members based in the Philippines get free, unlimited access to those other locations too — it's one membership, not several.
If you own the building, we can run it — with a process behind that, not just good intentions.
Coworking Operatorship means you keep the asset; we bring the brand, the staff, the systems, and the members. It comes down to two things: turning around underperforming space, and raising what the building itself is worth.
Our specialists in planning, marketing and sales build a monetization model tailored to your building, then keep refining it against local market data. If you'd rather run it yourselves eventually, we'll train your team to do that too.
We apply tenant-demand data from our own locations to reposition older buildings — the aim is higher achievable rent and asset value, not just a higher occupancy number.
What opening day actually looks like
A simplified view of the same project timeline our own team works from — five tracks running in parallel, from about eight months before opening through the first two months after.
This is the same system behind the Zero-Ten Park DAIMYO and Daiichi Prince Building stories further up this page — reproduced on your property, not a one-off consulting engagement.
Know a founder, HR lead, or business hunting for space? There's a program for that.
This part of the page is less for our clients and more for the people around them — brokers, recruiters, consultants, and members who already talk to companies hiring or setting up here. However you refer, you're a Zero-Ten Park Referral Partner.
Refer a company that needs to hire
A one-time reward for every employee they bring on — the reward grows with team size.
Refer a company that needs space
Offices pay a share of one month's rent; coworking, virtual office and event bookings pay a percentage of the sale.
Bring people through events
Run meetups or campaigns we help fund with venue and co-branding, and earn on what your crowd converts into.
Point clients here, and stay involved
The only tier that pays again and again — an upfront reward, then a recurring share for as long as you join the client's regular check-ins.
How it works
Apply
A short onboarding form, two valid IDs, and bank details. We review within 3 business days.

Introduce your lead by email. We tag it to you and take it from there — no paperwork for you to chase.

Workspace and community rewards land 1–3 business days after the client's first invoice clears. EOR rewards land on day 60.
A few words we use a lot, explained simply.
Some of this is general workspace vocabulary, some of it is just how we talk internally — either way, worth knowing before a conversation with us.
EOR — Employer of Record +
We become the legal employer of your Philippine staff on paper — payroll, statutory benefits, compliance — while they work for you day to day. No local entity needed on your end.
COR — Contractor of Record +
A lighter version of the same idea — we become the official engaging party for a contractor instead of an employee. Worth a direct conversation, since the protection model varies by case.
Flexi Pass +
Our own tiered monthly coworking product — Lite, Regular, 24/7 and Premium — each tier opening up a few more hours, or full round-the-clock access.
Hot Desk vs. Dedicated Desk +
A Hot Desk is any open seat on a shared floor — different spot each visit. A Dedicated Desk is the same seat, reserved for you alone, every day.
Day Office +
A little confusingly named — it's actually billed monthly, per seat. It's a private room for someone who wants a door to close without committing to a full private office.
Directly Managed vs. Managed Contract +
Directly Managed means we run the space ourselves, staff and all. Managed Contract (sometimes called an Ops Support location) means we run someone else's building under our brand and playbook — the owner keeps the asset.
Permanent Japanese Desk +
A Makati-specific setup — a standing consultation point for Japanese-language support, local hiring, and labor questions, sitting right beside our EOR service.
Warm Shell vs. Bare Shell +
Warm Shell means the basics are already done — flooring, ceiling, aircon — ready for a lighter fit-out. Bare Shell is a raw structure built up from scratch, slower but fully customizable.
GLA — Gross Leasable Area +
The total floor area a tenant is charged for, including a share of common areas like lobbies and corridors — usually larger than the area you can actually put desks in.
VAT-Exclusive +
What you'll see on our rate card — the standard 12% VAT is added at checkout, in line with how most Philippine commercial leases are quoted.
Flyspaces Passport +
A flat-rate subscription, through our Flyspaces network, that lets a member use partner workspaces across Southeast Asia without booking each one separately.
Business & Community Producer +
How we tend to describe our own team internally — less "landlord," more a group of people who help members build their base, their networks, and sometimes their communities.
A few things clients usually ask first.
Do I need to register a company in the Philippines to hire here? +
No — that's the point of EOR. Zero-Ten Philippines is already a registered, compliant local employer, so your staff are employed under our entity from day one. No SEC incorporation, no BIR/SSS/PhilHealth/Pag-IBIG registration on your end.
How fast can we actually get someone working? +
Most clients complete onboarding in under two weeks from first inquiry, once a service agreement is signed and the initial invoice is funded ahead of the agreed start date.
What's the real difference between EOR and COR? +
EOR makes us the legal employer of your staff — full payroll, benefits and labor-law compliance. COR makes us the official engaging party for a contractor instead, which is a lighter relationship with a different risk profile — worth a direct conversation before you pick one.
Why does the price drop at 20+ staff? +
Onboarding a larger group at once lowers our per-head administrative cost, and we pass that saving on directly — the EOR fee drops from $230 to $150 per staff member per month.
Do I need to commit to a lease just to use a desk? +
No. An Hourly or Day Pass covers a single visit with nothing to sign long-term. Flexi Pass tiers run month to month. Even our Dedicated and Private Office plans are usually offered on flexible, renewable terms rather than a rigid multi-year lock-in.
Can our staff be based at more than one location? +
Yes. Staff can be based at Cebu IT Park, Mandaue, or Makati, or work remotely within the Philippines — all under the same agreement, with the same account team. Members can also use our other locations in Japan and Singapore for free.
We're a small team now, but we're growing — should we start bigger than we need? +
Usually not. Most teams start on a Hot Desk or Dedicated Desk and move up to a Day Office or Private Office as headcount grows — the same account, the same building in most cases, just a bigger footprint when you're ready for it.
I own a building — can Zero-Ten run it for me instead of me leasing it out myself? +
That's Coworking Operatorship. You keep the asset; we bring the brand, staff, systems and members, and revenue is shared. It's not a new idea for us — our parent group runs this exact model across 61 managed-contract locations in Japan today.
What's the difference between a "Directly Managed" and a "Managed Contract" Zero-Ten Park? +
Directly Managed means we own or lease the space ourselves and run it top to bottom. Managed Contract means the building belongs to someone else, and we operate it under our brand and playbook on their behalf. Both look the same to a member walking in the door.
Tell us what you're building. We'll take it from there.
This is the same general-inquiries form used across Zero-Ten Park Philippines, built with our partners at Bisaya Digital — it covers coworking, EOR, and everything in between.
From your first desk to your own building — zero to ten, one company the whole way there.
